The purpose behind this strategic move is to aid fundraising efforts aimed at investing over £500 million ($670 million) across various community projects, including affordable housing and environmental initiatives.
According to a report by the Times newspaper, these sales will account for approximately 20% of the Duchy's vast estate portfolio.
The Duchy holds significant influence as one of Britain’s largest landowners, encompassing extensive tracts of land along with commercial and residential properties.
In discussing this initiative, Will Bax, Chief Executive of the Duchy of Cornwall, emphasized the organization’s commitment to making a positive impact on local communities: "The Duchy should exist to make a meaningful difference, particularly in areas where our influence can be most beneficial".
To achieve this goal, it will engage in substantial investment and may need to rebalance its assets for maximum community impact.
Bax further clarified that the necessary funds would primarily come from reinvesting capital across the Duchy, alongside income generated from development projects, strategic partnerships, and some borrowed capital.

Prince William’s focus on managing the Duchy effectively since his inheritance in 2022, as well as a response to recent criticism regarding the estates' management by him and his father, King Charles.
In light of past controversies, including accusations that they profited from charges imposed on institutions such as the NHS, army, and schools, the Duchy has taken steps to rectify its stance.
Specifically, it has significantly reduced rents for charity and community tenants in recent years, aiming to alleviate concerns and demonstrate a commitment to public welfare.
